Miller Apartments was a redevelopment project of a heritage listed department store to a 4.5 star, 61 serviced apartments building.
The property is located eastern side of Hindley Street adjacent to Rundle Mall. This iconic heritage building was the former Miller Anderson department Store built in 1921 and was acquired by Econ specifically for its suitability as accommodation.
The property was converted to 61 serviced apartments together with 2 conference rooms, offices, 25 basement car parks and 3 ground floor retail tenancies. An additional new roof top floor level was added to the property.
Econ was involved in all stages from site selection feasibility, documentation, construction and handover to anchor tenant Miller Apartments Adelaide. The project involved heritage sensitivity, recycling, restoring and incorporating sustainable design principles. Challenges included operating existing ground floor business during construction of upper level which was achieved with minimum disruption.
Sustainable design methods and materieals were implemented including low energy light fittings, solar powered hot water, individual smart meters with real time measurement and high star rating appliances.
The project incorporated a variety of technology systems including; access control security, online digital camera surveillance, internet connectivity wired and wireless, sophisticated MATV and Foxtel setup, and audio visual solution for conference rooms. A dedicated data room was designed to centrally host the business servers and data together with all of the buildings technology.
